Leaky Roof After a Storm? Here’s What to Do

Your roof is one of the most important structural elements of your home. It protects your family and all your possessions. A damaged roof can lead to secondary problems, such as water damage and mold damage, both of which are costly and difficult to repair.

Next, we will analyze your homeowner’s insurance policy to determine your coverage. The first item is your deductible, which is the amount of money that you are responsible for paying before the insurance company pays anything. For a typical storm, most deductibles are specific dollar amounts between $500 – $5000. For a hurricane, most deductibles are either 2 percent, 5 percent or 10 percent of the Dwelling coverage. This means that most people will have to pay much more out-of-pocket to repair damage caused by a hurricane than a typical storm.

The second item we will determine is whether your policy covers replacement cash value (RCV) or actual cash value (ACV) to repair your roof. RCV means that the insurance company will pay the full cost (minus the deductible) of repairing or replacing the roof. ACV means that the insurance company will factor in the age of the roof and will depreciate the cost of repairing or replacing the roof based on its age.

When the insurance company adjuster comes out, they will closely inspect the roof and determine how much the insurance company should pay out for the damage. One of our public adjusters will attend this inspection and speak directly to the insurance company adjuster to help resolve any differences of opinion about the value of the damage. This can significantly reduce the likelihood that the insurance company will undervalue or deny the claim.

While you are waiting for a resolution to your claim from the insurance company, don’t make any immediate repairs to the damage. However, it’s important to do what you can to prevent the damage from becoming worse. This could include putting up tarps over the damaged areas of the roof, moving furniture away from any wet areas, and putting out buckets to catch leaks. You should also consider hiring a mitigation company to dry the property so as to prevent mold. We have several companies that we can recommend.
